CRESCO Real Estate represents Medical Mutual of Ohio (MMOH), the largest health insurer in the state with over 1.5 million members and 2,500 employees, with MMOH’s myriad of real estate requirements. With this particular assignment, CRESCO was asked to locate space on a confidential basis within a short time frame in Indianapolis, Indiana.

Approach

• After understanding the requirements for office space, CRESCO chose Summit Realty in Indianapolis, also a member of the Cushman & Wakefield Alliance, as it local contact.
• On a confidential basis, building survey, tours and initial analysis were done, which resulted in the selection of four locations.
• Issued Request for Proposals to selected buildings including a space assignment program.
• Analyzed building proposals for space planning and financial aspects. Landlords were also evaluated as to their ability to perform.
• Conducted negotiations for three finalist, including counter offers and lease language revisions.

Results

• Seamless coordination between CRESCO and Summit in selection of Lakeside Corporate Center, in Carmel, a suburb of Indianapolis for the new office.
• Landlord provided a very aggressive financial package including rent abatement and turnkey build-out. Construction was completed on time.
• Met MMOH’s expansion schedule while maintaining employee quality work environment standards.
• Building provided a convenient location for recruiting new employees along with being in an excellent business location.
